Project Brief:

PP Control & Automation appointed us to address multiple roof leaks across their original profile steel factory roof. The brief was to restore the roof covering and gutter system, extend the lifespan of the building envelope and eliminate ongoing water ingress issues affecting operations. The project required careful planning around an active industrial site, coordination with specialist manufacturers, and the use of approved coating systems to ensure long‑term performance. Our challenge was to deliver a durable, guaranteed solution while maintaining safe access and minimising disruption to the client’s production environment.

What we did:

To deliver a long‑lasting and fully guaranteed solution, we began by establishing safe access to the roof. Scaffold edge protection was erected along three sides of the building, and a scissor lift provided controlled access for our operatives. A detailed roof survey was carried out to assess the extent of corrosion, leaks and sheet deterioration, enabling us to plan the works accurately and efficiently.

Working closely with Giromax—manufacturers of specialist coatings for profile steel roofs—we developed a specification that would restore the integrity of the roof and gutters. The entire roof surface and gutter system were jet‑washed to remove loose coatings, debris and vegetation, ensuring a clean substrate for the new coating system. Damaged roof sheets were replaced, and all existing fixings were either cleaned or renewed to ensure a secure and consistent finish.

Cut‑edge corrosion, particularly around sheet laps and skylight tops, was treated using Girosil Edge RC‑E. Once prepared, all four roof banks were primed and coated with Girosil Roofcoat RC, applied strictly in accordance with manufacturer guidance by our fully trained and approved contractors. This system provides a flexible, durable and weather‑resistant finish designed to significantly extend the lifespan of the roof.

The central valley gutter, which had suffered severe corrosion, was fully relined with aluminium to provide a robust, long‑term solution. The end trimline gutters were cleaned, inspected and then coated with Girosil Gutter RC‑G to create a seamless, watertight finish across the entire drainage system.

Throughout the project, a Giromax representative carried out regular inspections to verify coating thickness, application quality and compliance with the approved specification. On completion, we provided PP Control & Automation with a comprehensive 20‑year guarantee, giving them confidence in the performance and longevity of their refurbished roof.
